Design Intent and Spatial Narrative

At its core, Betis was designed as a sequence of carefully composed moments — an architectural narrative that privileges human experience over spectacle. HIB’s brief focused on creating living spaces that are simultaneously welcoming and architecturally precise: generous daylighting, clear circulation, and a hierarchy of public-to-private zones. Spaces are composed around proportion, tactility, and a measured interplay of texture and warmth. The design favors calm palettes and layered finishes so that furniture, art, and personal objects become the focal points rather than ornate architectural gestures.

The spatial strategy emphasizes visual continuity: sightlines are preserved between living areas and outdoor terraces, while spatial separation is achieved through subtle level changes, pivoting screens, and integrated joinery. This approach creates an emotional rhythm within the home — moments of openness alternate with sheltered niches — which encourages both communal life and quiet retreat.

Material Palette & Implementation

Natural Stone & Calibrated Masonry
Stone is used judiciously to create a durable, sophisticated foundation. Entry thresholds, hearths, and select feature walls employ honed limestone and warm-toned travertine, chosen for their low-reflective finish and tactile quality. In wet areas and kitchen countertops, engineered stone composed of high-performance quartz provides a resilient yet refined surface, avoiding the maintenance limitations of softer marbles.

Engineered Wood & Custom Joinery
Wood is the project’s primary warmth-giving element. HIB specified engineered-core panels with real-wood veneers — predominantly walnut and light oak — for walls, concealed storage, and kitchen cabinetry. The joinery is executed with precision-milled tolerances and soft-closing hardware, creating seamless interfaces between functional elements and architectural planes. Slatted wood screens and floor-to-ceiling panels are used to modulate light and provide acoustic softening without visually closing the plan.

Metalwork & Precision Detailing
Custom metal components articulate thresholds and edges across the project. Brushed bronze and deep antique brass are the principal metal finishes, applied with durable PVD or electroplated coatings to ensure long-term stability. Metal is used as a framing device for mirrors, integrated handrails, and linear trims, giving the composition a refined cadence while resisting the wear of daily use.

Soft Finishes & Textile Strategy
HIB adopted a textile strategy that balances tactile comfort with performance. Upholstery fabrics were selected for high abrasion resistance and low maintenance, while curtains and acoustic panels employ natural fiber blends with high thermal and acoustic performance. Area rugs, woven in muted geometric patterns, anchor seating arrangements and provide a human scale to larger volumes.

Glazing & Connection to Outdoors
Generous glazing frames exterior views and facilitates cross-ventilation. Low-iron, thermally-broken frames and high-performance insulating glass units were specified to minimize solar gain while maximizing transparency. Sliding glass doors open to terraces with continuous floor thresholds, creating an unobstructed relationship between interior and exterior. Exterior floor finishes are chosen to complement internal materials, maintaining a coherent material language.

Lighting & Environmental Control

Lighting in Betis was designed as an integrated system, combining concealed cove light, adjustable linear fixtures, and carefully chosen decorative pendants that read as sculptural elements. Warm color temperatures (~3000K) reinforce the material palette and support a comfortable residential ambiance. Dimmable, scene-based controls allow nuanced transitions across daily cycles.

Environmental comfort was also addressed through mechanical system integration: high-efficiency HVAC systems, localized zoning, and discreet ventilation strategies preserve the visual integrity of ceilings while ensuring occupant comfort. Acoustic separation between primary living spaces and service zones was achieved through resilient mounting and high-density insulation.

Performance, Durability & Maintenance

HIB prioritized materials and systems that deliver long-term performance. Veneered joinery was finished with durable lacquers resistant to marking, and stone surfaces received penetrating sealers to simplify maintenance.
